Commercial Buildings with Dwellings.

  • Non-dwelling spaces within a mixed building will require a Non-Domestic EPC in most cases.***
  • Dwelling spaces within a mixed building that have their own access will require a Domestic EPC.
  • Dwelling spaces that can only be accessed via commercial spaces should be assessed under a Non-Domestic EPC.

***Except where a shop (or office) is a room in a house, and on change of ownership, the shop could revert to living accommodation.
